Description: The Department of Aviation for the City and County of Denver is requesting Statements of Qualifications (SOQs) to provide all professional architectural, engineering and consulting services necessary for completion of the design and construction documents for an airport hotel, parking structure and a terminal pedestrian connector bridge, located in close proximity and integrated into the main terminal facility. The Project will provide for a 500-guestroom facility with conference / ballrooms and related support facilities including but not limited to, full service health club, restaurant, 24-hour room service, approximately 40,000 sf of meeting and pre-function space and other amenities commensurate with a luxury, business-oriented airport hotel. The Project shall also examine the integration of an additional 500 guestroom facility as a phase 2 development. The facility‘s architectural aesthetic character, interior design and space development, furniture fixtures and equipment amenities and the facility’s customer service accommodations must be such that the Mobil Hotel Rating Criteria of “Three Stars” and the American Automobile Association Four Diamond ratings can be attained once the Project is complete. The aesthetic character of the hotel shall also consider its impacts as a major facility development positioned adjacent to the airport terminal.

Minority Business Enterprise and Women Business Enterprise Participation: Professional design and construction services contracts made and entered into by the City and County of Denver are subject to Article III, Divisions 1 and 3 of Chapter 28 of the Denver Revised Municipal Code (D.R.M.C.), and all Minority Business Enterprise and Women Business Enterprise Utilization adopted by the Director of the Division of Small Business Opportunity (DSBO).

Article III, Divisions 1 and 3 of Chapter 28 of the D.R.M.C. directs the Director of DSBO to establish a project goal for expenditures on professional design and construction services work contracted by the City and County of Denver. The specific goal for this project is 20% Minority Business Enterprise (MBE) and Women Business Enterprise (WBE) participation.
